This is a five-acre parcel accessed via W. Big Lake Rd. The Borough was issued the Clerk's Deed to this property in April of 2022, and it was first offered for sale in October of 2023.
*The property has an open code compliance case (#11692) for junk and trash. A small clean-up of the property was conducted earlier this summer (2025), but there is still extensive trash, multiple derelict vehicles, as well as the remains of three structures. The two videos show the before and after of the cleanup that was done earlier this summer (2025). The photos are from March of 2023.
*The physical access to the property crosses private property. Get permission from the private property owner prior to accessing the Borough-owned lot. The legal access is via section line easement located on the north boarder of the property. This access is not constructed. Use at your own risk.

A tax and local improvement district (LID) special assessment foreclosure sale is being held by the Matanuska-Susitna Borough (Borough) for real properties deeded to the Borough by Clerk's Deed as a result of delinquent real property taxes and special assessments.
All sales will be made by auction to the highest bidder. The minimum bid price is the total resulting from delinquent taxes, special assessments, penalties, interest, and costs associated with the tax and LID foreclosure and sale. The legal procedures for the Borough to hold a tax and LID foreclosure sale are provided in Alaska Statute and Borough Code.
Pursuant to Alaska Statute (AS 29.45.470(a)), all the properties included for sale may be repurchased by the former record owner(s) at any time before sale or contract of sale of the property. The right of repurchase by the owner of record at the time of the foreclosure or assigns of that record owner, ceases upon sale or contract of sale of the property.
These are "all cash" sales. There is no financing offered by the Borough for these parcels.
